For Jim Serven, success is in the planning. Jim’s practice focuses on transactional matters, with an emphasis on real estate, real property development, financing, leasing, and a wide variety of business and corporate transactions.

With respect to real estate matters, Jim’s experience as both outside and in-house counsel to residential and commercial real estate developers provides him with a strong understanding of the developer's needs and goals. His representation spans initial land takedown and financing through construction contract negotiation, development activities, and end sales. His experience includes development of condominium and townhome projects, representation in other real estate purchase, sale, and leasing transactions, and Section 1031 exchanges.

In addition to representing ’for sale’ developments, Jim has been lead attorney on several multi-family rental projects involving complex financing structures that employ not only conventional but tax-exempt bond financing, DURA tax-increment financing, HUD program and other public subsidies, and the sale of historic and low-income tax credits.

Jim represents clients in the selection and formation of business entities, the overall planning of ownership structures, and general corporate governance policies and procedures. He also provides key advice on a variety of federal income tax matters as they relate to business transactions.
